Generation Tower in Costa del Este – Condo Suites, Short-Term Rentals, and Independent Living

The shell construction is already clearly visible, though a binding completion date has not yet been set.

Another major residential project is currently rising along Avenida Costa del Mar in Costa del Este: Generation Tower. In several respects, however, the project differs from a classic apartment high-rise. It is planned as a combination of furnished condominium units, short-term rentals, hotel-like services, and a so-called Independent Living concept with additional health and support services.

42 floors and more than 300 condo suites

Generation Tower is being marketed as a 42-story project with more than 300 so-called condo suites. The units are mostly comparatively compact. Depending on the published floor plan and stage of marketing, different sizes are mentioned; a large share of the units measure roughly between 50 and 65 square meters. Some more recent listings also mention smaller apartments.

The units mostly have one bedroom and are meant to be handed over furnished, or largely move-in ready. The stated features include, among other things, a kitchen, air conditioning, furniture, and smart-lock systems. This makes clear what a substantial part of the project is aimed at: alongside owner-occupiers, buyers who want to rent out their unit are being specifically targeted.

Short-term rental is part of the concept

Unlike in many classic residential buildings, short-term rental is explicitly part of the concept at Generation Tower. The project’s marketing mentions both short- and longer-term rentals. This is meant to be complemented by hotel-like services such as concierge, housekeeping, and professional rental management.

Such a model can be interesting for investors. They purchase their own unit but do not necessarily have to organize its rental entirely themselves.

For Costa del Este, this simultaneously means additional supply in the already existing market for furnished apartments and temporary housing.

How several hundred additional units will affect occupancy and achievable rental rates for already existing short-term rentals cannot be seriously predicted today. For tenants and guests, a larger supply initially means more choice and more competition. Owners of existing apartments who also rent them out on a short- or medium-term basis, on the other hand, will need to watch whether the additional competition affects occupancy and prices.

Independent Living as a distinctive component

Another component of the project is particularly interesting: Generation Tower advertises its own section under the label "Independent Living." According to currently published project information, several floors are to offer units with additional health and support services.

Examples mentioned include on-demand medical care, health monitoring, and certain medical services. The concept can be especially interesting for older people who want to continue living independently in their own apartment while placing value on easily accessible support and health services. The concept is also marketed in connection with medical stays.

Generation Tower is therefore not a retirement or care facility. The focus is explicitly on independent living.

The services offered are not fundamentally new in Panama. In-home medical services, as well as assistance and emergency services, can also be offered or arranged in other upscale residential buildings. What is notable about Generation Tower is rather that such services are explicitly integrated into the overall concept and marketed as a dedicated focus.

How extensive these services will actually be after completion, which providers will deliver them, and what additional costs they will involve cannot yet be conclusively assessed based on the information currently publicly available.

Only seven percent are 65 or older

The Independent Living concept is also interesting against the demographic backdrop of Costa del Este. According to the 2023 census by the Instituto Nacional de Estadística y Censo (INEC), only about 7 percent of Costa del Este’s residents were 65 or older. The median age was 39.

Costa del Este is therefore not exclusively a residential area for young people, but the share of older residents is comparatively low. A housing offer that combines independent living with additional health and support services could therefore also be interesting for a target group that has so far been numerically underrepresented in Costa del Este.

Of course, this does not allow any conclusion as to whether Generation Tower will actually attract more older residents to Costa del Este. The project does, however, at least broaden the range of housing concepts on offer.

Extensive shared amenities

Pools, fitness areas, and common rooms have by now become standard features of many upscale residential projects in Costa del Este. Generation Tower offers such facilities as well.

Beyond that, some less everyday shared spaces are also planned. These include, among others, a sky pool with sky bar, coworking areas, an open-air theater, a jogging area, as well as wellness, spa, and yoga offerings. Commercial and office space is also part of the project.

Together with the planned health and support services, this results in a mix of residential building, investment property, and hotel-like offering, complemented by work, leisure, wellness, and health areas.

Construction is underway – completion dates contradict each other

Caution is advisable regarding the completion date. Older project information with dates that are long outdated can still be found online. Even more recent marketing materials cite different points in time, mostly around 2027, though sometimes later as well.

The actual construction progress is by now clearly visible. On Avenida Costa del Mar, Generation Tower is currently at the shell-construction stage and is growing beyond the lower floors already completed.

A specific handover date should therefore only be regarded as binding once it has been currently confirmed by the developer or in the respective purchase contract.

An interesting housing concept for Costa del Este

Generation Tower is interesting above all because several developments come together here.

Smaller furnished condominium units meet professional short-term rental and hotel-like services. At the same time, part of the building is meant to appeal to people who live independently and want to use additional health or support services when needed.

Whether this concept works after completion exactly as it is currently being marketed remains to be seen. Especially for Independent Living, the scope, quality, and cost of the services actually available will be decisive.

The project is also interesting for the real estate market in Costa del Este. Several hundred new units create additional supply – for both buyers and tenants. For people looking for housing, more competition can be positive. For owners who already rent out furnished apartments on a short- or medium-term basis today, however, an additional, professionally marketed offering means more competition.

Generation Tower is therefore not just another construction site in Costa del Este. The project will also show just how large the actual demand is for a combination of condominium ownership, flexible living, professional rental, and additional service offerings.
