BLAU in Costa del Este – Spacious Residences and a Wellness Concept

On Avenida Costa del Mar in Costa del Este, BLAU is rising as a luxury residential project with only two very spacious apartments per floor, extensive wellness and community amenities, and prices well above one million US dollars. Construction is underway, and several floors of the shell are already visible.

Another luxury residential project is rising on Avenida Costa del Mar in Costa del Este: BLAU. It stands apart from several other current developments in the neighborhood. While some newer projects favor more compact apartments, BLAU follows a different Costa del Este tradition: very large units, only a handful of apartments per floor, and an extensive range of community, wellness, and leisure amenities.

These very spacious units are being marketed at prices well above one million US dollars, placing BLAU firmly in the upper segment of Costa del Este's housing market.

Only two apartments per floor

The official floor plans show just two apartments on a typical residential level: a larger unit measuring 436.20 square meters and a smaller one measuring 340.22 square meters.

"Smaller" is of course relative here. Even the smaller of the two units offers dimensions far beyond what is common in most other new developments in Panama City.

Several layout variants are offered for each unit size. The larger unit ranges from a configuration with a primary bedroom plus a den or family room up to a version with a total of four bedrooms. The smaller unit is offered in variants with up to three bedrooms. Both unit types include generous living and dining areas, an open kitchen, a grilling area, and separate staff quarters. Depending on the unit, several parking spaces and a storage room are included.

Several current marketing sources put the total project at around 50 units across 27 floors. These figures are consistent across different listings, though we have not found an official confirmation of these two numbers directly from the developer. Regardless of the exact total, the official project documents do confirm the unusually low density of just two apartments per typical floor.

Prices well above one million dollars

BLAU also positions itself clearly in the upper price segment.

Current listings for the smaller unit type start at roughly $1.15 to $1.18 million. For the larger unit, starting prices of about $1.47 to $1.51 million are being quoted.

Actual prices can vary depending on floor, unit, layout, and sales status. These figures should therefore be read as current marketing prices rather than a permanently fixed price list.

Up to four parking spaces are offered with the larger units, and three with the smaller ones.

Large apartments are nothing new in Costa del Este

Units of this size might at first seem unusual for a new apartment project. In Costa del Este, however, such dimensions are far from unknown.

Many of the neighborhood's classic upscale residential towers were built with very generous apartments. Units spanning several hundred square meters have long been part of Costa del Este's upper market segment.

BLAU is therefore not reinventing this concept. Rather, the project carries a form of spacious living long typical of Costa del Este into a modern new building.

What is notable, though, is that the neighborhood's real estate market has broadened in the meantime.

Costa del Este is also becoming attractive for smaller apartments

Alongside the classic large units, projects with considerably more compact apartments are increasingly appearing. There is an obvious reason for this: not everyone who wants to live in Costa del Este needs several hundred square meters of living space or wants to spend more than a million dollars on an apartment.

The location itself remains attractive. Modern infrastructure, schools, offices, shopping, restaurants, parks, and proximity to the international airport make Costa del Este appealing to a variety of residents.

Alongside the traditional segment of very large apartments, this creates additional demand: people who deliberately want to live in Costa del Este but prefer a smaller, high-quality apartment. Compact units are also attractive for furnished rentals, business travelers, and other residents with a limited stay.

BLAU deliberately takes the other path, focusing on spacious residences with generous living space and low density.

How large is the market for such apartments?

That raises an interesting question: how much demand is there today for newly built apartments spanning several hundred square meters and priced well above a million dollars?

Current market observations for Panama City suggest that smaller and mid-sized apartments generally reach a larger and more liquid pool of buyers and renters. That does not mean, however, that demand for high-end large apartments has disappeared.

Costa del Este remains one of Panama's preferred upscale residential areas, attracting an affluent national and international clientele. Large apartments have traditionally been a fixed part of the real estate offering here.

There is a decisive point for BLAU as well: several marketing sources put the total at only around 50 units. The project therefore does not need to reach a mass market, but rather a comparatively small number of buyers looking for exactly this combination of generous living space, privacy, location, and amenities.

How quickly the units will sell cannot be seriously assessed today. What is interesting, though, is that at a time when more compact apartments are also gaining ground in Costa del Este, BLAU holds firmly to the classic concept of spacious living.

More than just large apartments

BLAU does not try to attract buyers on square footage and location alone. Well-being is a central part of the project's concept.

The developer uses the term "well-topia" for this. The idea is to closely link living, community, movement, wellness, and leisure.

More than 25 community and leisure amenities are listed for the project. These include pools, a landscaped botanical garden area, fitness and sports spaces, yoga, sauna and steam room, a massage area, and a swim spa.

Additional features include work areas, spaces for children, a pet playground and pet spa, grilling and community areas, as well as facilities for bicycles and electric vehicles.

Many of these amenities are not unusual on their own in upscale new developments. What stands out is their combination with the very spacious apartments and the small number of units.

If the project really does end up with only around 50 apartments, an extensive amenity infrastructure will be shared by a comparatively small number of homes.

Micromobility is part of the concept

Another focus of the project's marketing is so-called micromobility.

BLAU sits on Avenida Costa del Mar, in a part of Costa del Este where various destinations can be reached on foot or by bicycle. The project materials mention, among other things, the Town Center, the Malecón, parks, shopping, restaurants, and cafés.

That is notable for Panama City. In many parts of the city, a car remains essential for almost every daily errand. Costa del Este, at least in parts, offers the possibility of combining living, working, shopping, and leisure within a relatively compact area.

A housing concept that fits Costa del Este

With its very spacious apartments, BLAU continues a long-standing tradition in Costa del Este. Large apartments and a correspondingly upscale living environment are nothing unusual in this part of Panama City.

At the same time, the range of housing options has broadened. Smaller high-quality apartments are now more common as well, appealing to people who deliberately want to live in Costa del Este without needing several hundred square meters of living space.

BLAU, by contrast, stays firmly within the segment of spacious residences. With a comparatively small number of units, the project targets a clearly defined and correspondingly affluent buyer group.

Construction is visibly advancing

Construction work on BLAU has been underway since late 2025. The official groundbreaking, marked with a "primera palada" ceremony, took place in late November 2025. Records of the Alcaldía de Panamá also list the project on Avenida Costa del Mar as a construction project under the official designation PH BLAU.

Progress is now clearly visible. Our current photo already shows several floors of the shell structure.

For the planned completion or handover, several current marketing listings cite the year 2029, in some cases the third quarter of 2029. Since these figures come from marketing materials and schedules for large construction projects can change, a specific handover date should only be regarded as binding once it has been currently confirmed by the developer or in the respective purchase contract.

My personal impression

I come from Germany, and what still impresses me about projects like this is something that goes beyond the apartment itself: a significant part of what is meant to make daily life pleasant is built directly into the residential building.

Pool, sports, wellness, work areas, community spaces, and other amenities are not treated as separate extras but as part of a comprehensive living concept. Residents can step out of their apartment and find much of what they need for leisure, relaxation, or daily life right inside their own building.

I still find this way of living impressive. Of course, it requires the financial means to match. But it also shows how much weight is placed on quality of living in projects like BLAU: those who can afford it and are looking for this kind of environment are not simply buying square footage, but as complete and comfortable a package as possible.

Projects like this shape part of Costa del Este. Despite the high standard, the neighborhood remains a normally functioning district with supermarkets, schools, restaurants, doctors, offices, and parks. Much is quickly reachable, while numerous leisure and service amenities are already available within the residential complexes themselves.

For me, this combination is one of the interesting differences from the kind of housing I know from Germany.
